A town of nearly all-new roofs sounds like a roofer’s day off. It is the opposite. Production builders install to schedule, and the shortcuts we find on young roofs here, under-driven nails, skipped starter courses, minimal flashing, do not show up until the first real hailstorm finds them. Builder warranties rarely cover storm damage, and homeowners are often surprised to learn their five-year-old roof is already an insurance claim. When spotters logged marble to ping-pong-ball hail at Seventeen Lakes on the town’s edge in the May 2024 windstorm, whole streets of same-age roofs took the same hit at once.
