How Much Does a Roof Replacement Cost in DFW?

Most Dallas-Fort Worth homeowners pay somewhere between $12,000 and $25,000 for a full asphalt shingle roof replacement, and the honest answer is that no two roofs price the same. This guide breaks down what actually drives the number, what each material costs in our market, and how insurance, deductibles, and financing change what comes out of your pocket.

What Drives Roof Replacement Cost

Five factors set the price of nearly every replacement we quote:

Roof size, measured in squares. A "square" is 100 square feet of roof surface. A typical 2,000 square foot DFW home carries a 24 to 30 square roof once pitch and overhangs are counted, which is why roof size is always bigger than floor size.

Pitch and complexity. Steep roofs, multiple ridgelines, dormers, and cut-up hip roofs take more labor, more waste, and more safety setup than a simple gable.

Material. The spread between builder-grade three-tab shingles and standing seam metal is roughly triple. The table below covers the DFW ranges.

Decking condition. Tear-off sometimes reveals rotted or delaminated decking that must be replaced before anything goes back on. This is the most common mid-job addition, so we inspect the attic before we quote to minimize surprises.

Ventilation, flashing, and code items. Ridge vents, new pipe boots, drip edge, and ice-and-water barriers in valleys are small line items that separate a roof that lasts from one that leaks in year five.

Insurance Replacements vs Paying Retail

In hail country, there are two ways a roof gets paid for, and the math is completely different.

Insurance replacement.
If a documented storm damaged your roof, your homeowner's policy typically covers replacement minus your deductible. Most Texas policies now carry a percentage wind and hail deductible of 1 to 2 percent of your dwelling coverage, so on a $350,000 policy you are responsible for $3,500 to $7,000, and insurance covers the rest of an approved claim. Our team documents the damage, meets your adjuster, and manages the claim end to end (link /insurance-claims-process/).

Know the law before anyone offers you a "free roof."
Under Texas law (HB 2102, effective September 2019), it is a criminal offense for a contractor to waive, absorb, or rebate your deductible, and your insurer can demand proof you paid it before releasing final funds. Any roofer promising a free roof by eating your deductible is asking you to participate in insurance fraud. The Texas Department of Insurance publishes a plain-language explanation at tdi.texas.gov. SWAT never waives deductibles, on any job, period.

Retail replacement.
No storm, no claim, just an old roof? You pay directly, you control material and timing, and financing through one of our lending partners can spread the cost. Retail is also where Class 4 impact-resistant upgrades earn their keep, since many Texas carriers discount premiums for them, and your next hail claim may never need to happen.

Repair or Replace?

A targeted repair in DFW typically runs $400 to $2,000 and makes sense when damage is isolated, the roof is under 12 to 15 years old, and the shingle mat is sound. Replacement wins when hail bruising is widespread, the roof is on its second layer, shingles are past their service life, or repair costs start stacking up year after year. Our inspectors photograph everything and tell you straight which side of the line your roof is on. If a $900 repair buys you five years, we will say so; roughly a third of our storm inspections end in a repair recommendation, not a replacement pitch.

How To Compare Roofing Quotes

Quotes that look far apart are usually measuring different things. Before comparing bottom lines, check that each quote includes full tear-off (not an overlay), decking replacement pricing per sheet, underlayment and ice-and-water barrier spec, ventilation, flashing and pipe boots, permit fees, cleanup with magnetic nail sweep, and both warranties in writing: the manufacturer's material warranty and the contractor's workmanship warranty.

SWAT installs to manufacturer spec as an Atlas Pro+ Diamond contractor (top 2 percent of US roofers) and backs every replacement with a 10-year workmanship warranty.

Frequently Asked Questions (FAQ)

Typically $13,000 to $21,000 for architectural asphalt shingles, depending on pitch, decking condition, and ventilation scope. Steep or complex roofs price higher; simple gables price lower.

If a covered storm caused the damage, yes, minus your deductible. Cosmetic wear and old age are not covered, which is why documentation matters. We photograph every hail strike and meet your adjuster on the roof.

No. It is illegal in Texas under HB 2102 and can implicate you in insurance fraud. Walk away from any contractor who offers.

Usually. The upgrade premium is often partially recovered through insurance discounts many Texas carriers offer, and impact-resistant shingles are far more likely to survive the next hail event without a claim.

Yes. SWAT offers financing for retail replacements through our Financing Partners Programs. See our financing page for plans and how to apply, or ask your project manager during your free inspection.

Most single-family DFW homes are torn off and re-roofed in one day, weather permitting. Complex or metal roofs can take two to five days.
